Downsizing
I was introduced to Joyce and Hank this past spring when they expressed interest in downsizing and moving closer to family. I had previously helped their daughter and son in law sell their home in Brunswick and buy their new home in Bath.
Hank and Joyce had me over to see their home after making the decision to be closer to their family in Bath. Hank had built their Parma home in the mid 1970’s and together Joyce and Hank had taken great care of the home over the years as they raised their family. This was their first home and they had not bought or sold a house in more than 43 years.
After we discussed preparing their home for market, the wants and needs that must be satisfied with their next home purchase and different selling strategies, we decided to move forward to implement a selling strategy more conducive to coordinating the timing of sale and purchase while still obtaining the best terms & maximum sale price.
Upon completion of prepping the home for sale, we successfully implemented the chosen strategy. We achieved the desired results for Joyce and Hank with a maximum sales price on their home. We had found their next home in Copley, just a few minutes travel from family. We negotiated a good price along with coordinating the timing of closing and possession to fit with the sale of their Parma home.
Coordinating multiple transaction closings together is certainly not without the increased potential for delays, challenges and even failure to close. Gratefully we were able to successfully navigate around the pitfalls that can present themselves in the related processes of inspections, loan underwriting , Title search Survey and closing processes all with the added difficulties of COVID 19 unfolding.
